THE SHORT ANSWER

Begin self-storage valuation with defined property/business scope, reconciled rental performance and full continuing costs. Unit-count occupancy, area occupancy and a financial collection measure answer different questions. Have advisers establish the appropriate property-income and business methods and their earnings definitions. This guide substantiates no universal cap rate, SDE multiple, per-unit price or guaranteed climate-control or automation premium.

Define the valuation method and included property

SBA describes income, market and asset valuation approaches.

(SBA: closing or selling a business)

Have valuation/property advisers choose the appropriate method and define actual land/buildings, operating assets, leases, rent, liabilities and included improvements. Coordinate any property appraisal and operating-business analysis so the same units, buildings or income are not represented twice.

If advisers use property operating income and a capitalization rate, agree the precise income/expense convention and matched completed-property evidence. Do not apply a business SDE or EBITDA multiple to a differently defined property measure, or select a rate from an unrelated listing. No specific cap rate, current local property range or universal business multiple is verified here. Match actual scope, dates, location, condition, terms and income definition.

Define occupancy before discussing performance

Define the measurement date or period, rentable units/area, operational availability and treatment of offline spaces. Reconcile actual occupied units and areas to the same denominator. Unit sizes and rates differ; occupancy by count is not automatically occupancy by area or collected rental income.

Hypothetical occupancy and same-cohort balance; no market rate or valuation
Illustrative inputAssumed amountMeaning
Operationally available units100Same group at one measurement date
Occupied units80No assumption that each paid full rent
Unit-count occupancy80 ÷ 100 = 80%Area occupancy and collections are separate
Same-period billed rent20,000 dollarsActual concessions already reflected
Same-cohort collections17,000 dollarsAssumes no refunds, other payments or write-offs
Remaining billed balance20,000 − 17,000 = 3,000 dollarsNot future cash guaranteed collectible

The unit count does not explain the billed rent, which is a separate assumption. Reconcile actual rates, promotions, credits, refunds and delinquency, distinguishing potential rent, billed amounts, collections and recognized income. Do not name a financial occupancy percentage without defining its calculation and consistent periods.

Reconcile actual continuing property and people costs

Prepare actual collections and operating accounts with utilities, insurance, property-related costs, software, security, cleaning, maintenance and administration. Have advisers settle the accounting and property-income conventions. Separate recurring costs, deferred repairs, capital investment, financing and taxes using the chosen method rather than treating them all as interchangeable deductions or add-backs.

Use the earnings bridge where a business earnings analysis fits. Map owner rentals, collections, customer service, access/security, maintenance and management through the coverage worksheet. Budget qualified permanent coverage not already deducted and avoid double counting payroll. Climate control and automation require actual utilities, maintenance and oversight; neither establishes a guaranteed premium.

Review investment and tenant obligations before comparing offers

Have qualified professionals review actual building/roof, doors/gates, drainage, HVAC, security, fire/use and investment evidence. Review actual land/title, leases, utility and software dependencies with the consent register. Spare acreage or installed units do not independently establish approved expansion or usable capacity.

Have counsel assess actual occupant agreements, jurisdiction, tenant property, deposits, arrears/disputes, privacy and proposed transfer conditions. Allocate prepaid rent, credits/refunds and vendor duties through the delivery guide. Compare funded duties, property scope, closing cash and repairs without subtracting the same investment twice. The calculator explores assumptions and provides no certified appraisal or universal storage price.

Owner questions

What cap rate or multiple is established here?

No universal cap rate or multiple is substantiated; advisers need actual matched property/business evidence and defined income/expense conventions.

Are unit occupancy and financial collections interchangeable?

They use different measures; define unit/area availability separately from billed rent, concessions, arrears and collected amounts.

Does the 3,000-dollar example balance guarantee future cash?

It is only the remaining balance under stated same-cohort assumptions, not a collection guarantee or value estimate.

Put this decision into numbers.

Use explicit assumptions and keep the result as a starting point for your advisors.
