THE SHORT ANSWER

For a hair salon or barbershop, reported 2021–2025 closed sales show owner discretionary earnings multiples of 1.25 at the lower quartile, 1.77 at the median and 2.34 at the upper quartile. This national sample is a comparison, not your price. Reconcile commission or booth income, owner work and included assets. Spa and medical-service models require their own comparable evidence and professional review.

Check geography, business size, operating model, earnings definition and included assets before selecting comparisons. Asking prices are separate from completed sales. For a day spa, separate actual treatments, staffing and room/rental income; medical services require their own ownership, clinical and regulatory review. Use the separate nail guide for nail-sector evidence. Do not apply the hair sample to every beauty business.

Separate service collections from booth receipts

A commission salon needs a service/product bridge from booking and point-of-sale records through discounts, refunds, tips, payment settlements and accounts. Identify whose receipts are being recorded; money payable to another party is separate from salon earnings. Reconcile actual stylist compensation, benefits, payroll costs, supplies, management and premises expenses.

For a booth or suite model, examine signed arrangements, occupied periods, actual collected fees, vacancies, included utilities/services and maintenance. A renter’s total customer receipts are not automatically salon revenue. Mixed salons need both streams and a consistent allocation of shared costs. Review actual worker status with counsel and the accountant rather than inferring it from rent or commission labels.

Price the owner’s continuing work once

Identify who performs the owner’s appointments, reception, scheduling, purchasing, training and management after closing. Use the coverage worksheet and the earnings bridge to distinguish owner-operator SDE from earnings after permanent replacement work. An unpaid owner’s work is a coverage cost question, not an expense already recorded that can be added back.

Support each adjustment with records. Personal spending, renovations and owner compensation need individual assessment; avoid removing recurring business needs or deducting payroll twice. Compare realized revenue by stylist and services with turnover and appointment cohorts, defining time periods and denominators. A repeat booking, review score or employment agreement does not guarantee a customer stays.

Define assets, permissions and prepaid services

SBA sale guidance addresses valuation methods and agreement assets/liabilities.

Verify chairs, wash stations, dryers, products, fixtures and improvements: ownership, leases, liens, condition, usable stock and what the comparison already includes. Do not automatically add equipment or build-out value to a going-concern multiple that includes those assets. Assess premises assignment/renewal, actual establishment/practitioner requirements and proposed buyer conditions with responsible professionals.

Assign gift cards, deposits, service packages, refunds and supplier/stylist balances through the delivery guide. Compare cash at closing, adjustments, financing conditions and continuing work on the same scope. The scenario tool explores stated assumptions; it does not issue a certified appraisal.

Owner questions

What multiple does the hair-sale sample show?

The 2021–2025 national sold owner discretionary earnings table shows 1.25× lower quartile, 1.77× median and 2.34× upper quartile; these are historical comparisons, not a promised price.

Can I add equipment to an earnings-based value?

First establish which assets the comparison and transaction include; adding included equipment or improvements again can double count value.

Does booth rent establish independent-contractor status?

Have counsel and the accountant review the actual working arrangement and applicable requirements; a payment label is insufficient.

Put this decision into numbers.

Use explicit assumptions and keep the result as a starting point for your advisors.
