THE SHORT ANSWER

Reported 2021–2025 nail salon closed sales show owner discretionary earnings multiples of 1.11 at the lower quartile, 1.53 at the median and 2.00 at the upper quartile. Use this national sample as historical context. Reconcile technician costs, owner work, site investment and prepaid services; no universal 3× average, automatic renovation premium or certified appraisal follows from it.

Use the labeled nail-sale table, with its limits

BizBuySell reports national completed nail salon sales, mostly independent businesses with some franchises.

Compare geography, scale, technician model, earnings definitions and asset scope with relevant completed transactions. An asking-price listing or hair/barber benchmark is separate evidence. Explain missing fields rather than turning the sample into an automatic formula for every station, client or operating year.

Reconstruct earnings after continuing technician work

Trace delivered service/product collections, tips, refunds and settlements to accounts and cash. Separate rental receipts and amounts owed to other parties. Review actual technician compensation, benefits/payroll or provider costs, supplies, premises, management and payment expenses. Support individual adjustments with the earnings bridge.

Identify who performs owner appointments, reception, supply purchasing and supervision after closing with the coverage worksheet. Distinguish owner-operator SDE from earnings after permanent replacement work. Unpaid owner labor is not a recorded expense to add back. Avoid removing recurring renovations/maintenance or deducting payroll already included a second time.

Treat prepaid services as a funding decision

Reconcile gift cards, packages, deposits and credits with the accountant, including applicable accounting treatment and performance/refund obligations. Use the delivery guide to allocate duties and funds.

Hypothetical arithmetic only: 20 − 12 = 8 remaining sessions; 8 × assumed $30 = $240 specified delivery cost. Other premises/administration costs, refunds, taxes and contractual or legal duties excluded. Not actual wages/fees, total liability, annual earnings, business value or client results.

The illustration estimates one specified cost. The face balance, refund requirement and complete delivery obligation are different questions. Check who holds the money and whether closing adjustments and available funds cover the agreed duties; previously collected cash should not be counted again as new service revenue.

Assess site costs and avoid counting assets twice

OSHA identifies chemical, ergonomic and biological hazard categories.

(OSHA: health hazards in nail salons overview)

Have qualified professionals assess actual working conditions, ventilation, maintenance and required investment. Review worker arrangements and establishment/practitioner and proposed buyer conditions with appropriate advisors. A refurbishment or station count does not establish compliance, continuing revenue or an automatic ±15% price adjustment.

Verify equipment, fixtures, stock and improvements: title, leases, liens, condition and included asset scope. Avoid adding assets already included in the chosen going-concern comparison. Review premises rent, renewal, use and assignment with the consent register. Compare closing cash, conditional terms and remaining work consistently. The value tool explores assumptions; it does not provide a certified appraisal.
