THE SHORT ANSWER
Value the actual campground business and included property without counting land, improvements or rent twice. Reconcile delivered collected stays with full-year staffing, utility and maintenance costs; separate future reservations and long-stay obligations. Define approved usable sites and infrastructure investment with qualified people. This guide establishes no universal SDE multiple, capitalization rate, price per site or automatic expansion premium.
Coordinate property and operating evidence
SBA sale guidance describes income, market and asset valuation approaches.
(SBA: closing or selling a business)Choose the method with the adviser and define actual property owner, operating entity, land/buildings, lease, sites, amenities, equipment and liabilities. Seek completed comparisons matching geography, site/service mix, operating season, scale, property rights, infrastructure, owner role, earnings definitions, dates and real estate inclusion. An asking-price property bundle is separate from a sold operating-business benchmark.
Coordinate appropriate property appraisal with business valuation and supported continuing occupancy costs. Do not add land, cabins, hookups or included goodwill again on top of an all-in property/going-concern comparison. Internal rent must be handled consistently across included entities. Expansion requires actual rights and infrastructure evidence rather than an automatic value for unused acreage.
Measure actual usable capacity and completed stays
Separate installed, approved, operationally available and occupied sites. Define the recording unit for overnight site-nights versus seasonal/long-stay periods and exclude unavailable sites consistently. Reconcile actual completed periods with invoices, collections, discounts and refunds.
| Invented open-period site-night arithmetic | Assumption/result |
|---|---|
| Operationally available sites assumed | 10 |
| Open days assumed for this period | 20 |
| Available site-nights under those assumptions | 200 |
| Completed occupied site-nights assumed | 120 |
| Specified-period utilization | 60% |
Do not extrapolate a peak-period utilization figure across a closed season. Reserved site-nights and deposits are separate from delivered stays and full-year collected earnings.
Normalize full-year operating costs and owner duties
Map reservations, guest/resident service, cleaning, site/building maintenance, utilities administration, seasonal staffing and management with the coverage worksheet. Confirm qualified available coverage and compensation beyond seller assistance. Include actual year-round premises/property costs, insurance, utilities, software, repairs and administration, alongside seasonal labor and supplies.
Use the earnings bridge to distinguish working-owner SDE from earnings after permanent coverage. Unpaid owner effort is not a recorded expense to add back. Avoid removing every owner salary, double deducting existing payroll or classifying routine infrastructure maintenance as universally nonrecurring. Separate supported earnings from deferred investment, financing, taxes and assumptions about a longer season.
Review infrastructure and outstanding guest/resident duties
EPA notes that public water systems can be privately owned and identifies campgrounds as a transient non-community example.
(EPA: public water-system classifications)Have authorities and qualified professionals review actual water classification/source, operator conditions, wastewater/septic/discharge, electrical, drainage, roads, amenities and required investment. This overview does not establish system/site clearance. Verify actual title/lease, access, zoning/site permissions and utility/software/vendor consents with the consent register.
Have counsel review actual long-stay resident/guest terms, deposits, notices and proposed transfer conditions. Allocate future stays, seasonal balances, refunds and utility/vendor duties through the delivery guide. Compare closing cash, property scope, investment and funded obligations; avoid subtracting a repair credit and the same cost twice. The calculator explores assumptions and does not certify an appraisal.
Owner questions
What valuation range is established for RV parks here?
No universal multiple, cap rate or per-site price is substantiated; seek matched completed business/property evidence on the actual scope.
Can peak-season occupancy represent the whole year?
Reconcile actual open periods, unavailable sites, delivered stays and year-round costs rather than automatically annualizing a peak period.
Does installed site count prove usable approved capacity?
Verify physical, approved, operationally available and occupied sites separately with qualified people and authorities.
