THE SHORT ANSWER

Value the defined venue business and property scope, not a generic sector multiple or full booking calendar. Reconcile completed collected events with full continuing costs; schedule future deposits and delivery/refund duties separately. If land/buildings are included, have the advisers coordinate business and property evidence without duplication. This guide establishes no universal multiple, capitalization rate, automatic booking premium or certified appraisal.

Separate operating and property valuation scope

SBA sale guidance describes income, market and asset valuation approaches.

(SBA: closing or selling a business)

Choose the method with the adviser and define the property owner, operating entity, lease or sale, included fixtures/equipment and liabilities. Seek completed comparisons matching actual venue type, services, geography, scale, dates, owner dependence, earnings definition, payment terms and real estate inclusion. A banquet listing or restaurant sample is not automatically a closed-sale benchmark for this venue.

If a property appraisal is appropriate, coordinate it with operating-business valuation and actual rent assumptions. Review title/lease, condition and required investment with qualified people. Internal rent must be handled consistently across included entities; property/improvements already represented in a comparison should not be added again.

Reconcile a completed-event group before annual earnings

Separate rental, catering, alcohol, lodging and other actual services. Reconcile completed events, invoices, discounts, refunds, collections and delivery costs on consistent periods. Future deposits and event commitments have their own schedule.

Hypothetical arithmetic only: $12,000 + $6,000 + $1,000 = $19,000; $30,000 − $19,000 = $11,000. Premises, ongoing coordination/management, maintenance, other obligations, financing and tax excluded. Not event pricing, margins, annual earnings, property value, valuation or client results.
Invented completed-and-collected event groupAssumption/result
Group receipts assumed$30,000
Distinct specified vendor costs−$12,000
Distinct specified event labor−$6,000
Distinct specified customer refunds−$1,000
Remainder after these specified amounts$11,000

A group remainder is separate from complete annual performance. Test actual seasonality, cancellations, package scope and costs rather than projecting every available date as a paid event.

Cost continuing coordination and occupancy

Map owner selling, planning, event management, vendor coordination, staffing, setup/cleanup, maintenance and administration with the coverage worksheet. Confirm continuing roles, available people, compensation and actual supplier/exclusivity arrangements after temporary seller support.

Use the earnings bridge to distinguish working-owner SDE from earnings after permanent coverage. Support actual booked adjustments: unpaid owner effort is not a recorded expense to add back. Include applicable rent/property operating costs, insurance, utilities, software, supplies and maintenance consistently. Do not remove every owner salary, double deduct payroll or label routine venue work universally nonrecurring. The appropriate metric follows the role and scope, not a universal earnings-size threshold.

Account for permissions and unfinished events

TTB’s retail overview addresses federal registration and ownership/control or location changes.

(TTB: federal alcohol retail dealer registration overview)

Have counsel/authorities review actual alcohol seller/activity and separate state/local permissions. Review actual food, noise, zoning, occupancy, access and fire/building conditions with qualified people, alongside lease/vendor/software consents through the consent register. Registration or past operation does not independently approve the buyer’s venue.

Allocate future contracts, deposits, customer credits/refunds, vendor advances and remaining event duties through the delivery guide. Identify actual performers, funding and consent conditions. Compare closing cash, conditional price, property scope and investment without treating deposits as extra earnings or adding included build-out twice. The calculator explores assumptions and does not certify value.

Owner questions

What valuation range is established for wedding venues here?

No universal range is substantiated; seek matched completed business/property evidence on actual services, earnings and included rights/assets.

Is a customer deposit additional venue profit?

Reconcile the future event’s delivery, vendor and refund duties and agreed cash/liability treatment separately.

Should seller rent disappear from earnings?

Model actual continuing occupancy costs and included entities consistently, avoiding both omitted rent and duplicated internal charges.
