THE SHORT ANSWER
Assess swim-school value from fulfilled and collected lessons after permanent instructor, pool and administrative costs. Define whether the deal includes property, aquatic equipment or rented pool rights, and match actual closed evidence on the same scope. Scheduled capacity, pool replacement cost and generic education multiples do not independently establish value. The lesson illustration is limited arithmetic, not an appraisal or annual earnings.
Select evidence that matches the aquatic business
SBA sale guidance describes income, market and asset approaches.
(SBA: closing or selling a business)Choose the method with the advisor. For market evidence, obtain relevant closed swim-school transactions matching instruction model, age groups, geography, scale, seasonality, owner duties, pool access and property/asset scope. Record earnings definitions and unknown fields. A fitness-studio sample, advertised school price or pool-construction quote is separate evidence from a completed comparable swim-school sale.
Do not use an unsupported universal swim-school SDE range or automatic age, contract or low-owner-hours premium. Distinguish owner-operator SDE from earnings after permanent instruction and management. Define assumptions and source dates before applying a comparison. The method and proposed deal scope matter more than a generic multiple selector.
Separate scheduled places from fulfilled paid lessons
Reconcile unique students and bookings through delivered instruction, invoices, discounts, cancellations, make-ups, refunds and receipts on a full seasonal cycle. Explain closures and access restrictions. A booking, room limit or scheduled pool hour is not independently a collected lesson.
| Invented stated lesson-period illustration | Assumption/result |
|---|---|
| Scheduled lesson units assumed | 120 |
| Fulfilled and paid lesson units assumed | 90 |
| Scheduled units not fulfilled in the stated period | 30 |
| Assumed realized receipt per fulfilled unit | $30 |
| Specified fulfilled-unit receipts | $2,700 |
| Distinct specified instructor costs | −$1,350 |
| Distinct specified pool-hire costs | −$450 |
| Remainder after these specified costs | $900 |
Do not treat the remaining scheduled units as automatically refundable, rescheduled or permanently lost; review the actual agreements and facts. Use actual costs and the full cycle to assess earnings.
Include permanent work and defined pool costs
Use the coverage worksheet for instruction, preparation, assessments, scheduling, pool coordination and administration. Reconcile instructors/providers, cover, required safety/operating roles, premises/pool hire, utilities, maintenance, repairs, insurance, software/payment and shared costs. Use the earnings bridge to support adjustments; avoid removing every salary or renovation cost or deducting existing payroll twice.
For owned property, define the operating-business and property assumptions with qualified advisors, including internal rent once on a consistent scope. For hired pools, review actual access and continuing rates. Verify equipment title, leases, liens, condition and investment. Do not add property, pool build-out or goodwill already included in a comparison or label every piece of equipment or fixture on site a sale asset.
Define unresolved venue and family obligations
CDC describes MAHC as aquatic-facility guidance; its FAQ says public pools are typically regulated by state or local governments.
(CDC: Model Aquatic Health Code FAQs)Have qualified aquatic, insurance/legal professionals and responsible authorities review actual venue responsibilities, inspection/maintenance/incident evidence and proposed buyer/program conditions. Use the consent register for pool access, premises, instructors, curriculum/material and provider rights. General guidance and historic operation do not establish transfer approval.
FTC security guidance addresses necessary access and protected information handling.
(FTC: protecting personal information in business)Use approved aggregate/redacted family evidence with professional review of notices, permitted access, custody and migration; an NDA alone does not clear identifiable child files. Assign prepaid lessons, make-ups/refunds, pool deposits and provider/maintenance duties through the delivery guide. Keep historic collections, future enrollment assumptions and conditional sale proceeds separate. Educational calculators do not issue a certified appraisal.
Owner questions
What swim-school multiple is established here?
This guide does not substantiate a universal range; use relevant closed evidence matched on earnings, pool access and included assets.
Are scheduled lessons the same as collected revenue?
Reconcile fulfilled units, fee realization, refunds/credits and actual receipts separately from schedule or allowed capacity.
Should pool construction cost be added to business value?
Define ownership, included property/equipment and earnings scope; avoid adding assets already captured in the chosen method or comparison.
