THE SHORT ANSWER

Define supported site earnings, recurring owner replacement, paid membership results and included property/equipment before selecting comparisons. BizBuySell’s broad national 2021–2025 car-wash sold table reports a 5.18x median owner-discretionary earnings multiple. It is not express-only operating-company EBITDA, a current appraisal or a rule to add land and equipment to every earnings-based price.

Use the broad sold table and its limits

BizBuySell’s category spans automated, self-service and limited-service washes, with complementary activities and property considerations.

Seek relevant sold sites with comparable operating model, location, owner role, financial definitions, property and sale terms. Asking listings, public-company/platform pricing and this owner-earnings sample are separate comparisons.

Reconcile site earnings and membership economics

Trace actual retail, subscription, prepaid and other offered services through payment/coin records, refunds, credits, failed charges, cancellations and annual accounts. Define active paid versus free/trial members and cohort period. Include actual labor, supplies, chemicals, utilities, maintenance and shared overhead. Recurring billing is separate from service cost and cash after financing.

SEC adjusted-measure guidance is an issuer presentation reference.

(SEC: non-GAAP financial measure interpretations)

Have the accountant define starting period/measure, deducted expense and future use. Draws, debt principal, machinery acquisitions and every renovation are not automatic adjustments. Include necessary supervision, cleaning, collection, repair coordination and claims using the earnings-basis guide.

Assess actual machinery, property and discharge conditions

Verify title, liens, leases, condition, maintenance and necessary investment for included machinery and related infrastructure through qualified review. Keep repairs, replacement investment and financing cash distinct. A new control system or reclamation unit does not establish a standard price uplift.

Have qualified support review actual site paths, records and authority/provider conditions; this is not a current site authorization or environmental clearance. Read premises access/use, assignment, ownership-change, renewal and rent terms using the consent register.

Keep operating value and property terms consistent

SBA sale guidance addresses valuation approaches and agreement assets/liabilities.

(SBA: closing or selling a business)

State whether land/building is owned, leased, included or separately proposed. If comparing an operating company with a separately valued property, have advisors apply a consistent rent and expense basis; do not count the same rent or asset twice. A property-inclusive historical transaction is not automatically comparable to a leased operating-business offer.

Define equipment, stock, receivables, payables, prepaid plans/packages, refunds and claims using the delivery guide. Separate actual debt/payoff, tax and investment cash. Use the seller preparation guide for evidence. The scenario tool computes assumptions and does not certify an appraisal or confirm buyer pricing.
