THE SHORT ANSWER

Explain how the actual business delivers and collects for client work, who performs it and which costs and rights continue after a sale. Compare premises, technology, staffing and support on a consistent full-cost basis. Remote or hybrid work is an operating arrangement, not a guaranteed valuation premium, lower risk or permission to terminate a lease.

Show the client work rather than the work-location label

Describe each actual service, customer commitment, delivery method and required in-person activity. Reconcile completed work, credits, collections and permanent delivery costs. Identify how a qualified team coordinates work, resolves exceptions and maintains customer access.

Use consistent periods and definitions for response, completion, rework and service outcomes. Distinguish actual observations from planned flexibility. Do not infer productivity from software activity counts alone or attach an unsupported national remote-work statistic to the target’s results.

Map owner work through the replacement-cost guide and identify which qualified duties still depend on the seller.

Compare all continuing and proposed costs

State the actual office lease, related-party premises terms, coworking commitments, technology subscriptions, security support, equipment, connectivity and approved employee arrangements. Determine what changes, what remains payable and what is already netted in earnings.

Remote-service operating worksheet; location alone does not establish value
Remote/hybrid operating evidenceQuestion for the actual business
Client deliveryWhich work is completed, accepted and collected, and who supplies it?
Permanent capacityWhat qualified roles and full recurring costs continue?
PremisesWhich lease/property duties remain, and what changes are accepted?
Technology and accessWhich systems, permissions, support and costs can the buyer use?
Proposed changesWhat evidence, funding, approvals and implementation costs are missing?

Review occupancy through the premises-options guide. Moving people home does not necessarily release lease, maintenance or other commitments. Cloud migration has its own implementation and recurring needs; no provider price, utility saving or payback benchmark is supplied here.

Verify authorized systems and customer information

FTC guidance supports necessary sensitive-data use and limited authorized access.

(FTC: Start with Security business guidance)

Have responsible technical, privacy and legal advisers assess actual customer data, devices, accounts, service-provider terms and proposed buyer access. Define what can be supplied for diligence and how the proposed operator will obtain permitted usable access. A current remote login does not establish transfer rights or complete system security.

Use the consent register for customer, vendor, premises and software agreements. Identify intended buyer/entity, approval status and accepted conditions. Provide supported evidence of usable rights instead of calling all cloud systems easier to transfer.

Present supported economics without an automatic premium

SBA describes different valuation approaches.

(SBA: closing or selling a business)

Reconcile achieved costs and earnings with the accountant, then assess the actual business and included assets. Separate proposed restructuring, future savings and buyer-specific plans from existing performance. Do not count a sublease receipt as cost-free profit or add back capital spending that was never an earnings expense.

Use the projection assumption register for proposed changes and the business-value tool for explicitly stated scenarios. This guide supplies no remote-work multiple uplift, guaranteed rent/energy saving or buyer preference. The useful sale narrative explains actual customer delivery, full cost and rights that can be supported.

Owner questions

Do remote businesses automatically receive a higher multiple?

No. Assess the actual business, earnings, costs, rights and accepted buyer terms.

Can I remove office costs because staff now work remotely?

Review actual continuing premises and other obligations. Reconcile achieved costs and any accepted change with advisers.

Does cloud software prove buyer-ready operations?

No. Verify actual customer delivery, qualified capacity, provider terms, authorized access and full costs.
